what can i do about the repairs and mold issue?
Bywe have a housing voucher and have already asked them, and until i can afford to find out what type of mold they can’t do much…here is a letter i sent to the property manager on sat. I just also read my lease and it states that the addendum is not within purview of the VRLTA
I am putting in a letter to have the floor in the kitchen fixed and the mold/fungus fixed within a two week time frame. You have been aware of the floor since June 22, 2009. I informed WPM of the mold on August 30,2009. On September 1, 2009 WPM and two floor guys, and Dodson Bros came out to inspect the floor and the mold issue. I was told in front of WPM by one of the floor guys that the floor was cracked due to the leak from the dishwasher not from dropping anything on the tile. I got a call from WPM on the 8th of September, stating that the owner would be out in 2 weeks to fix the mold/fungus and the floor in two weeks. I called on Monday, the 14th to find out which day the owner would be down, and was told that he isn’t coming down and they are unaware of when he is coming down.
Since we have moved in in May, 2009 we have had several issues come up that have not been taken care of in a reasonable amount of time. About two weeks after we moved in we received a cut of notice on our door from the water company. When I called about it I was told the water bill had not been paid in six months. The water company gave an extension for the owner/property manager to pay the past due of one month. I called the water company again on July 22, 2009 and was told that if it wasn’t paid by the end of the month that it would be scheduled to be shut off. The water bill of 350 dollars was paid on Aug 1, 2009. Which was just a couple of days before we were due to be shut off on the 11th of Aug.
I reported on June 22, 2009 that there was a leak from the dishwasher and that there was a crack in the tile in front of the dishwasher. WPM came out on July 7th to inspect the floor after someone came out and said that the motor in the dishwasher went out causing the leak. While WPM was here, under the dishwasher was inspected and both WPM and myself found an aluminum cookie pan under the dishwasher indicating someone knew of a leak. York County Housing came out on July 10th and inspected the property finding exposed wires outside the home in the back yard, kitchen floor buckling and several tiles cracked, and informing WPM/owner of the 350$ water bill that was still outstanding.
York County gave 30 days to fix the exposed wires. I finally got an email from WPM on August 5 stating that someone had been trying to get ahold of me for several days, even though i had no unknown numbers on my caller id. Nor did i have any messages on my cell phone. So I called WPM and told them that I could meet them on Friday, as I had apts on Thurs that I could not reschedule on last minute. On the 10th of Aug York County came out again to reinspect and found that the exposed electrical had been fixed, however the tiles in front of the dishwasher had gotten worse and wasn’t fixed.
I got a letter from WPM on July ,2009 stating that I owed 80.39 of the current water/trash bill from May to June 30. In the letter I was informed to make a check out to WPM for the bill. I dropped of my check on the 14th of Aug. As of today, the past due has not been paid and now has the current charge,(which i have not recieved the bill for yet from WPM). The bill is up to 219.96$. I spoke with the water company and was told that if the past and current charges are not caught up by the 15th of October when the bill is due, that they will begin cut off procedures again. And that they won’t be giving any extensions as the bill has been way past due before.
On top of all of that we have had 2 incidents of people looking at the property. On the first time, a white male told my neighbor that he was a friend of the owners and was taking pictures of the house. The male even went in to my next door neighbor’s yard to take pics of the back yard(I am assuming that is what he was taking pictures of). I called the non-emergency number after speaking with WPM and them saying that they didn’t know who it was. I had a police officer come out and talk w/ the neighbor and watch the area. We had another incident just a couple of days ago, where this time, there were 2 guys. One white male and an african american in a vechicle watching our house. This time my girls saw them, scaring them. By the time my husband and I reached the door, the car was gone after calming down our kids. With these two incidents we are now basically keeping our curtains closed, doors locked and my kids in the house. This by all means is not the way I intend to live!!
With all the issues that have come up, I am asking to be let out of my lease if the floor and mold/fungus issues aren’t taken care of. All I am asking is to have up to 60 days to find another home and to recieve my deposit in full
we did a mold test kit from lowes and around the 48 hour mark it started growing, we did the air quality test and there is a spot that is black. we are all now experiencing allergy/sinus issues. I have been experiencing headaches for the last month or so.(usually whenever im in the house all day). I personally don’t have health ins. and am scared and not sure what to do, legally.
i pay for the water bill to the property manager and they pay the bill to the water co. the bill is 2 billing cycles behind now. and after speaking w/ the water company, it will be back on cutoff procedure if not paid by the 10/15.
have lots of pictures from when the floor started breaking. and have been taking periodicall pictures of the mold in the kit. w/ dates and times..

All housing condition problem, not resolved by the landlord should be promptly reported in writing to your housing authority.
Check your lease, water and trash collection may be the landlords responsibility.
People looking at houses and taking pictures of them is not a crime.
Just think of the pictures taken, by Google, police, FBI, private investigators, investors, real estate agents, tax assessors, insurance companies. These are all legal! About the only thing that isn’t legal is being a peeping-tom.
Suggestion, don’t whine. Do complain about specific problems in writing, with going on and on about irrelevant stuff.

Well mold is very toxic..esp when it is black in color.. It can cause breathing problems, neurological issues, allergies, headaches and other serious health issues. I chose not to have my mold tested. I called the LSU science center and they told me what to look for. Sounds like you are dealing with a Slum-lord considering that and the unpaid bills. It happens alot more often now and it may be cheaper for you in the long run to not pay rent and find a place to live that is sanitary. I had mold in my home and we only stayed in it for 3 days after that and we have not been the same. We all almost had pneumonia by the time we got out. So save your money and run!

I thought you had to report mold to the EPA. And it’s unsafe to stay there when mold is present. I’d leave and take the landlord to court (I’d take pictures before I leave to use as evidence).
